Apartment complex insurance for Montgomery, Alabama owners
Multifamily property, liability, and umbrella programs for River Region apartment owners, from a broker based in Birmingham and placing nationwide.
The short answer
Apartment insurance in Montgomery is priced on wind and tornado terms, building age and upkeep, and liability. Check three things first: whether your wind and hail deductible is a percentage of insured value, whether your maintenance records would satisfy an underwriter or a city inspector, and whether your replacement cost values are current. We place accounts with $50,000 or more in annual premium.
General information, not legal, tax, or coverage advice. What's covered depends on your specific policy wording, and the policy controls. Current as of October 2026.
What drives apartment insurance cost in Montgomery?
On a Montgomery apartment account, most of the price comes from three places: the wind terms on the property policy, how the underwriter reads the age and upkeep of the buildings, and the liability exposure that comes with both. Since a fatal apartment fire in December 2025, the City Council has also been pressing owners on maintenance.
We are based in Birmingham and place habitational accounts nationwide, so a portfolio with Montgomery, Prattville, and out-of-state communities can go to market as one program.
How do tornadoes and straight-line winds affect a Montgomery apartment policy?
On November 15, 2006, eight tornadoes touched down across Central Alabama, two of them F2, and the hardest-hit area was the east side of metro Montgomery (NWS Birmingham). On January 25, 2026, an EF-1 crossed Lowndes and Montgomery Counties near Pintlala. The same storm line pushed 60 to 70 mph straight-line winds from Interstate 65 and Fairview Avenue east toward Taylor Road, dropping trees and limbs onto homes and closing I-85 for downed power lines (NWS Birmingham).
Straight-line wind and tree-fall damage usually fall under the same wind and hail deductible as a tornado. If that deductible is a percentage of each building’s insured value, one storm across a large community can cost more than a year’s premium before the policy pays. Model it in the wind and hail deductible calculator and price a buy-down before renewal.
How does City Council scrutiny of Montgomery apartments affect your insurance?
After a fatal fire at Woodley Terrace Apartments on December 21, 2025, the Montgomery City Council voted unanimously to condemn the complex, pending the fire investigation and a judge’s approval. Council members then sent inspectors to other apartment properties, called several complexes before the council to review their business licenses, and said they were drafting an ordinance aimed at absentee owners (WSFA).
That reaches your insurance in two ways. Habitability complaints become liability claims, and underwriters ask how maintenance requests are logged and whether someone answers an emergency call after hours. Owners who can show work orders, inspection reports, and an on-call line get a better read. Code closures are the second issue. Rental income coverage generally needs physical damage from a covered cause to respond, so ask how your policy treats a closure ordered by the city, and what ordinance or law coverage you carry for code upgrades after a loss.
How are older Montgomery apartment buildings priced?
An underwriter who can’t see the updates prices the building on its year built. Before the submission goes out, document roof, wiring, plumbing, and HVAC updates by year, include inspection reports, and set replacement cost from today’s rebuild cost, not a value carried forward from the last owner. A stale value invites a coinsurance penalty at claim time (coinsurance penalty calculator). The case study below is a 1940s community in South Alabama where that documentation brought two catastrophe carriers to the table.
What should Montgomery owners check on liability and lender terms?
Many apartment GL policies exclude or sublimit assault and battery. Check the sublimit, whether defense costs erode it, and whether the umbrella sits over it. Our guide to Alabama negligent security suits covers how Alabama courts treat crime on the premises. It is general information, not legal advice.
Lenders add their own minimum limits, deductible caps, and evidence schedules. See the lender requirements guide, and if you own subsidized or LIHTC units, our affordable housing guide covers the HUD and investor terms.
Case study
A 1940s apartment community
~$50M
insured value, two catastrophe carriers competing
The owner had renewed with the same agent for years, and the results never changed, no matter what the market was doing. The premium had climbed to the point that the property was losing money, and he didn't believe his agent was doing the work the account needed. With close to $50 million in total insured value, a property built in the 1940s gets priced on its age unless someone shows the underwriter what's actually there.
So we did. Our team documented the risk controls and the full COPE picture (construction, occupancy, protection, and exposure), then brought in a risk modeling team to put numbers behind it. Underwriters price what they can see. We made sure they could see everything.
With that data in hand, we took the account to market and got two major catastrophe carriers bidding against each other. The renewal closed $130,000 lower than the year before.
He was also up against a financing deadline. We kept the lender, the owner, and the carriers aligned, and the program was bound in time.
Results depend on each account’s exposures, loss history, and market conditions at renewal. Past results don’t guarantee future savings.
How do we price your Montgomery apartment account?
We start with your schedule of values, loss runs, the expiring policy, and your maintenance records. Then we model the premium against NOI and cost per unit in the multifamily insurance calculator and take the submission to the habitational markets that fit your buildings. We don’t quote or bind anything until you have reviewed it, and results depend on your exposures and the market at renewal.
Common questions
Do you insure apartments in Prattville, Wetumpka, and the River Region?
Yes. We are based in Birmingham and place habitational insurance nationwide, so communities across Central Alabama and other states can go to market as one program.
What size Montgomery apartment account do you handle?
Accounts with roughly $50,000 and up in annual premium, from a single large community to multi-state portfolios.
Do you insure older or value-add apartment communities?
Yes. We document the updates, condition, and values so underwriters price the buildings as they are now, not on year built alone.
