Insurance is one of the last conditions to clear, and it's usually cleared by someone reading a certificate. A certificate shows the limits. It doesn't show the named storm deductible, the coinsurance clause, or the sublimit that fails the loan.

So the problem surfaces late. The insurance reviewer flags a 10% named storm deductible on a coastal deal with a 7.5% cap, three days before closing. Now the borrower's agent is calling carriers in a hurry, the rate lock is running, and you're the one explaining the delay.

Found at application, the same problem is a routine fix. That's the whole service: we read the actual policy against the actual loan requirements, early, and tell you plainly where it stands.

Valuation & coinsurance

Replacement cost on a special form, not actual cash value. A limit that trails the rebuild cost, or a coinsurance clause with no agreed value endorsement, gets flagged.

Deductibles against the caps

All other perils, wind and hail, named storm, and earthquake, each measured against the loan's maximums. Percentage deductibles are converted to dollars per building so nothing hides in the math.

Names, endorsements & notice

Mortgagee and loss payee wording, additional insured on liability, the borrowing entity named exactly as it appears on the note, and the advance notice of cancellation the loan requires.

Flood & catastrophe perils

Flood for buildings in a Special Flood Hazard Area, and wind, named storm, earthquake, or terrorism where the lender's risk review calls for them.

Business income & rent loss

The months of income coverage the loan requires, usually 12, and whether the limit actually supports that many months of rent.

Liability, umbrella & carriers

General liability and umbrella limits against the loan's minimums, including agency tables that scale with unit count, plus carrier ratings and whether a surplus-lines carrier meets the lender's standard.

Common questions

What does the compliance check cost?

Nothing, for you or the borrower. If the borrower decides to place coverage through us, we're compensated the way any broker is, by the carrier. If their current agent can fix the gaps, we'll tell you exactly what to ask for and that's the end of it.

Will you contact my borrower?

Not unless you ask us to. The answer comes back to you. If the program needs to be rebuilt and you'd like us to quote it, we'll work through you or directly with the borrower, whichever you prefer. We place insurance. We don't arrange financing, and we don't refer borrowers to other lenders.

What do you need from me?

The lender's insurance requirements and the borrower's coverage. When you submit the request, we email you right away with what to send, and you reply with the documents. For compliance reasons, email is the only way we accept them. For the requirements, the insurance section of the term sheet, commitment letter, or loan agreement is enough. For the coverage, the full policy or quote is best, because certificates leave out the deductibles, sublimits, and endorsements where most failures live. Don't send borrower financials, tax returns, or Social Security numbers. We don't need them.

Which loans and property types do you check?

Commercial and multifamily loans of any kind: agency, CMBS, bank and credit union, debt fund and bridge, life company, HUD, and SBA. Property types include apartments, hotels, condo associations, office, retail, industrial, self-storage, and mixed portfolios, including the coastal and wind-exposed property where most failures happen.

What are the most common reasons coverage fails?

Named storm and wind deductibles above the loan's cap, a property limit below replacement cost, a coinsurance clause with no agreed value endorsement, missing or wrong mortgagee and loss payee wording, the wrong named insured after an entity change, too few months of rent loss, and an umbrella below the agency minimum for the unit count. Almost all of them are fixable. The question is whether they're found in time.

Is it really one business day?

Yes, from when we have the requirements and the borrower's coverage documents. If something is missing, we'll tell you the same day rather than sitting on it. Large portfolios with many locations can take longer, and we'll say so up front.
