Hotel insurance for Birmingham, Alabama owners
Property, liability, liquor, and umbrella programs for flagged and independent hotels, from a broker based in Birmingham and placing nationwide.
The short answer
Hotel insurance in Birmingham is priced mostly on hail and tornado terms, guest security, liquor liability, and what your franchise agreement requires. Check three things first: whether your wind and hail deductible is a percentage of insured value, your assault and battery sublimit, and how long your business income coverage runs. We are based in Birmingham and place accounts with $50,000 or more in annual premium.
General information, not legal, tax, or coverage advice. What's covered depends on your specific policy wording, and the policy controls. Current as of October 2026.
What drives hotel insurance cost in Birmingham?
Four things set most of the price on a Birmingham hotel: the wind and hail terms on the property policy, how the liability program handles guest security and alcohol, the age and roof of the building, and what the franchise agreement makes you carry. Named storm, which drives cost on the coast, matters much less this far inland; hail and tornado set the property terms instead.
We are based in Birmingham and place hotel programs nationwide. The sections below cover what Central Alabama hotels get asked about on submissions. If your property is on the Gulf, read our Gulf Coast hotel guide instead; the market there works differently.
How do hail and tornadoes affect a Birmingham hotel's property policy?
Jefferson County sees damaging storms most years. On April 27, 2011, an EF-4 tornado tracked about 80 miles across Tuscaloosa and Jefferson Counties (NWS Birmingham). On December 10, 2023, two EF-1 tornadoes hit Homewood and the Brookwood Village area (NWS Birmingham). On February 26, 2026, hail up to about 2 inches fell across the county, and an EF-0 in Trussville tore metal roofing off a warehouse and a storage facility (NWS Birmingham). Underwriters price that record, and many now write a percentage wind and hail deductible on hotels instead of a flat dollar amount.
A percentage deductible is figured on insured value. On a $20 million hotel, a 2% wind and hail deductible means the first $400,000 of a storm loss is yours. Run your own numbers in the wind and hail deductible calculator and ask what a buy-down costs before you accept the terms.
Look at business income just as hard. A hotel that loses a wing to hail loses room revenue until it reopens, and brand inspections can push reopening out further. Check how many months of business income the policy pays, whether it covers the ramp-up after you reopen, and whether the limit reflects this year’s RevPAR rather than a number from before your last renovation.
What does Alabama's 2023 dram shop law mean for a hotel bar?
Alabama rewrote its Dram Shop Act (Ala. Code § 6-5-71) in Act 2023-25, effective April 19, 2023. Under the revised statute, serving alcohol to an adult does not by itself make you liable for what that guest does later. A claimant has to show you knowingly served contrary to law, judged by whether the guest was visibly intoxicated at the time of service (Wood, Smith, Henning & Berman).
That moves the fight to evidence: bar camera footage, point-of-sale records, server testimony, and training records. A hotel that keeps those records is easier to defend and to underwrite. You still pay to defend a weak claim, so liquor liability should be written on the same schedule as the GL and umbrella, with no gap for banquets or events run by outside caterers. This is general information, not legal advice; confirm how the statute applies to your operation with counsel.
How does guest security affect a Birmingham hotel's liability program?
Many hotels in the metro are limited-service properties along I-65, I-20/59, and I-459, some with exterior corridors and open parking lots. Underwriters ask about cameras, lighting, key control, and prior incidents, and many hotel GL policies exclude or sublimit assault and battery. Check that sublimit, whether defense costs erode it, and whether the umbrella sits over it.
Our Alabama negligent security guide is written for apartment owners, but the policy checks in it apply to a hotel GL too.
What do franchisors and lenders require on a Birmingham hotel?
The franchise agreement sets minimum limits, the umbrella, and sometimes the deductible and carrier rating. A PIP, a refinance, or a change of flag can all reopen those terms. Our franchise requirements guide covers what the brands ask for and when an older property can be grandfathered. Lenders add their own deductible caps and evidence schedules (see lender requirements). Send us both documents with the submission so the program is built to them.
Case study
A 10-hotel portfolio
10 hotels
limits re-sized to modeled loss exposure
The owner had worked with the same agent for years, and every renewal came back higher than the last. Nobody had asked whether the program itself still made sense. They came to us looking for a more efficient way to insure the portfolio.
They shared the program details, and our analytics team found the problem quickly: the portfolio was buying full limits at every location. Ten hotels spread across a region don't all burn down in the same event, so paying for a total loss at all ten at once was money spent on risk the owner didn't have.
We modeled the portfolio's real loss exposure, sized the limits to it, and took the new structure to market. The result came in $100,000 under the incumbent policy.
Results depend on each account’s exposures, loss history, and market conditions at renewal. Past results don’t guarantee future savings.
How do we price your Birmingham hotel account?
We start with your schedule of values, five years of loss runs, the expiring policies, and the insurance exhibit from your franchise agreement. Then we model premium per key in the hotel insurance calculator and compare it with the published cost-per-key figures. If you own several hotels, we look at whether one portfolio program fits better than separate policies, as in the case study above. We don’t quote or bind anything until you have reviewed it, and results depend on your exposures and the market at renewal.
Common questions
Do you insure hotels outside Birmingham?
Yes. We are based in Birmingham and place hotel programs nationwide, so a portfolio with properties in Alabama and other states can go to market as one program.
What size hotel account do you handle?
Accounts with roughly $50,000 and up in annual premium, from a single full-service hotel to a multi-property portfolio.
Do you work with independent hotels as well as flagged ones?
Yes. Flagged hotels have to meet the franchise agreement's insurance terms. Independent hotels set their own, which leaves more room to structure deductibles and limits.
Can you place liquor liability for a hotel bar or banquet space?
Yes. We write it alongside the GL and umbrella so a claim from the bar, a banquet, or an outside event doesn't fall between policies.
