Apartment insurance for Huntsville and Madison County owners
Multifamily property, liability, and umbrella programs for North Alabama apartment owners, from a broker based in Birmingham and placing nationwide.
The short answer
Apartment insurance in Huntsville is priced on tornado and hail terms, insured values, and how the policy treats buildings still leasing up. Check three things first: whether your wind and hail deductible is a percentage of insured value, whether a building under 31% occupied could trigger the vacancy condition, and whether your values still match the builders risk numbers. We place accounts with $50,000 or more in annual premium.

What drives apartment insurance cost in Huntsville?
Huntsville’s apartment stock is younger than most of Alabama’s. The market saw 3,737 certificates of occupancy in 2025, the second-highest year for new housing units since the city’s records began in 1983 (Matthews, 2025 Huntsville report). New buildings answer most of the age questions that drive pricing elsewhere in Alabama, so underwriters here focus on what the building is insured for, how the policy treats a building still leasing up, and the tornado and hail terms.
We are based in Birmingham and place habitational accounts nationwide, so a Madison County portfolio can go to market with communities in other states.
How do tornadoes and hail affect a Huntsville apartment property policy?
North Alabama has a long tornado record. On November 15, 1989, an F4 tornado struck Huntsville during the afternoon rush hour, killing 21 people and injuring 463 (NWS). On April 27, 2011, an EF-5 crossed Limestone County through Tanner and into Madison County past the Anderson Hills subdivision, where the survey found homes obliterated along a wide swath (NWS Huntsville). On May 20, 2025, an EF-2 with peak winds of 125 mph tracked 13 miles from southeast of Athens into Madison County, dropping trees onto homes along the way (WAFF).
Underwriters price that record, and many apartment programs now carry a percentage wind and hail deductible instead of a flat dollar amount. A percentage applies to each damaged building’s insured value, so a storm across a garden community can trigger it several times. Run your schedule through the wind and hail deductible calculator and price a buy-down before you accept the terms.
Can a Huntsville apartment building in lease-up count as vacant?
It can, and Huntsville has a lot of buildings in lease-up. Market vacancy peaked at 20.0% in early 2024 and was 17.9% at the end of 2025, with owners offering concessions of about 2.7% off asking rents. Of 3,257 units approved on active sites, 2,169 had not yet come online (Matthews).
Under the standard ISO building and personal property form, a building insured by its owner is vacant unless at least 31% of its square footage is rented and in use. After 60 straight days of vacancy, the form excludes vandalism, sprinkler leakage, glass breakage, water damage, and theft, and cuts payment for other covered losses by 15%. Buildings under construction or renovation don’t count as vacant (IRMI). That exception ends when construction does, so a finished building that is still leasing up can fall under the vacancy condition. Check your policy’s vacancy wording building by building, and ask about a vacancy permit or a lower occupancy threshold while a new phase fills.
What should a new Huntsville apartment community be insured for?
Not the total project cost. Land, financing, and developer fees are in that number, and you don’t rebuild them after a fire. The builders risk value is the wrong number too, once the building is finished and furnished. Set replacement cost from today’s rebuild cost per square foot, and set the rental income limit on the rents you expect over the next 12 months, net of concessions.
The handoff from construction to the permanent policy is where these numbers usually go wrong. Our builders risk to permanent checklist covers the timing, and the replacement cost estimator gives you a starting value to test.
What do lenders require on a Huntsville apartment loan?
Construction-to-perm and agency lenders write insurance terms into the loan: minimum limits, maximum deductibles, carrier rating floors, and rental income coverage. A percentage wind deductible can fail a cap the lender set at closing. Our lender requirements guide covers what to look for, and the Fannie and Freddie deductible rules matter if you plan to refinance into agency debt once the property stabilizes.
Case study
A 10-hotel portfolio
10 hotels
limits re-sized to modeled loss exposure
The owner had worked with the same agent for years, and every renewal came back higher than the last. Nobody had asked whether the program itself still made sense. They came to us looking for a more efficient way to insure the portfolio.
They shared the program details, and our analytics team found the problem quickly: the portfolio was buying full limits at every location. Ten hotels spread across a region don't all burn down in the same event, so paying for a total loss at all ten at once was money spent on risk the owner didn't have.
We modeled the portfolio's real loss exposure, sized the limits to it, and took the new structure to market. The result came in $100,000 under the incumbent policy.
Results depend on each account’s exposures, loss history, and market conditions at renewal. Past results don’t guarantee future savings.
How do we price your Huntsville apartment account?
We start with your schedule of values, loss runs, the expiring policy, and the lease-up status of each building. Then we model the premium against NOI and cost per unit in the multifamily insurance calculator and take the submission to the habitational markets that fit. The case study above is a hotel portfolio, but the method applies to an owner with several communities across Madison and Limestone Counties: properties miles apart rarely burn or blow down in the same event, so it is worth modeling whether you need full limits at every location, within what your lender allows. We don’t quote or bind anything until you have reviewed it, and results depend on your exposures and the market at renewal.
Common questions
Do you insure apartments in Madison, Athens, and the rest of North Alabama?
Yes. We are based in Birmingham and place habitational insurance nationwide, so communities across North Alabama and other states can go to market as one program.
What size Huntsville apartment account do you handle?
Accounts with roughly $50,000 and up in annual premium, from a single large community to multi-state portfolios.
Can you insure a community while later phases are still under construction?
Yes. Finished buildings move to the permanent property policy while later phases stay on builders risk. We line up the dates so no building is left between the two.
Do you insure build-to-rent communities?
Yes. Build-to-rent communities are written on the same habitational programs, with values and deductibles set per building.
